About This Project

An AI platform that continuously monitors the 7.3 million affordable rental units at risk of conversion by analyzing LIHTC covenant expiration dates, property sale records, zoning changes, neighborhood gentrification signals (rent trends, business permits, demographic shifts), and ownership change filings. The system flags properties with high conversion risk 12-24 months before covenant expiration, automatically alerts tenant organizations and community land trusts via the Right of First Refusal framework, and generates automated preservation case packages including financing options, comparable preservation deals, and legal templates. The platform uses natural language processing to scan property listings and real estate filings for conversion language, and computer vision to detect physical changes at properties via satellite imagery. A public dashboard tracks the affordable housing preservation pipeline by city, creating accountability for units lost versus preserved.
